Terms and Conditions

1. Scope

These terms apply to renting rooms and apartments for accommodation and all related services. Sub-letting or any other use than accommodation requires our written consent.

2. Conclusion of contract

The contract is concluded when we accept your booking request. Claims against us generally lapse after one year. Damage claims are subject to longer periods.

3. Prices and payment

The agreed prices including taxes apply. Invoices are generally due ten days after receipt. We may request advance payment or security, for example a credit card guarantee. Set-off is possible only against undisputed or legally established claims.

4. Cancellation by the guest

Cancellation is possible only where a right of withdrawal has been agreed, where the law provides one, or with our consent. Unless agreed otherwise: free of charge up to 3 days before arrival, after that 90 % of the total price. In trade fair or peak season free of charge up to 14 days before arrival. For arrival on the same or the next day and for no-shows, 90 % of the total price is due, less saved expenses.

5. Withdrawal by the hotel

We may withdraw in cases of force majeure, incorrect information when booking, a justified endangerment of operations, or an unlawful purpose of stay. No damage claim by the guest arises from this.

6. Room provision

There is no claim to a specific room. Rooms are available from 3:00 p.m. on the arrival day. Rooms must be vacated by 11:00 a.m. on departure day. If vacated later, 50 % of the room rate is charged until 6:00 p.m. and 100 % thereafter.

7. Liability

We are liable without limitation for damage to life, body or health and for intentional or grossly negligent breach of duty. For items brought in, statutory rules apply. No custody agreement arises for vehicles on the premises.

8. Parking

Entering the premises creates a rental contract for the parking period. Guarding and safekeeping are not part of the contract. Walking speed applies, and parking is allowed only in marked spaces. Vehicles parked incorrectly may be moved at the owner's expense.

9. Guest Wi-Fi

Access is free of charge, with no claim to availability or speed. Illegal content, copyright infringement, spam and malware are prohibited. We may block access on suspicion of violations. Log data is kept for 7 days.

10. House rules

Smoking is prohibited throughout the house. For violations we charge at least €100 for cleaning and restoration. Pets are allowed only after prior registration and against a fee, and not in catering areas.

11. Final provisions

Changes require written form. Place of performance and jurisdiction is Munich. German law applies.
